Town Council has approved up to four units on most lots with a detached house, semi or townhouse, additional dwelling units are approved through a building permit, and we found no separate registration requirement when we checked in October 2026. The first extra unit needs no parking, and each one after that needs a space.
The house decides the design. Ajax grew in waves: wartime homes in central Ajax, 1950s brick houses in Memorial Village and Lake Vista, 1960s and 1970s subdivisions in Southwood, Clover Ridge and Duffins Bay, and a 1980s building boom that filled in Westney Heights, Applecroft and Riverside before the north end grew through the 2000s. Older basements tend to be lower and less insulated; newer ones are usually ready for a straightforward finish.
Ajax families are larger than the Ontario average, and nearly half of homes have four or more bedrooms, so many of our basements here are built for family first: a rec room, an extra bedroom and bathroom, or an in-law suite. What a Basement Renovation Costs in Ajax
Our basement finishing starts at $55 per square foot, and legal basement apartments at $80 per square foot. Most standard basement finishes we quote land between $50,000 and $90,000, covering framing, insulation, drywall, flooring, lighting and often a bathroom. A legal basement apartment typically runs $80,000 to $175,000, because it adds a kitchen, fire and smoke separation, interconnected alarms, code-compliant windows and exits, and the permits and inspections. A new basement bathroom starts at around $20,000.
In Ajax, the age of the house and the number of units decide the budget. A first-time finish in a 1990s or 2000s basement is usually straightforward, while an older Midtown or Memorial Village basement may need insulation, wiring or a lower floor first.
