The building code is provincial, but almost everything around it is local. Two near-identical renovations can follow very different approval paths depending on which municipality issues the permit. These are the differences that most often affect timelines across the areas we work in.
Zoning and minor variances
If a design exceeds what the local zoning by-law allows — height, setbacks, lot coverage — the project needs approval from the municipality’s Committee of Adjustment before a permit can be issued. Every GTA municipality runs its own committee on its own hearing calendar, and that step is the most common reason an addition takes longer in one city than another. We flag it during design rather than after you have committed.
Older neighbourhoods and heritage rules
Parts of Toronto and several older downtown cores fall inside Heritage Conservation Districts, where changes visible from the street face extra review. Century homes also bring practical surprises: knob-and-tube wiring, undersized joists, plaster over lath and foundations that were never meant to carry a modern open-plan layout. We budget for what we expect to find instead of pricing the ideal case.
Basement apartments and second suites
Adding a self-contained unit is not only a construction question. Ontario municipalities require additional residential units to be registered and inspected, with their own requirements for ceiling height, egress windows, fire separation and parking. Those rules and the registration process differ noticeably between cities, which is why a legal suite that works in one municipality may need a different layout in the next.
Ravines, watercourses and rural lots
Properties near a ravine, valley or watercourse usually need conservation authority approval on top of the building permit, and that review runs on its own timeline. Rural and semi-rural lots on well and septic add further checks, since a bathroom addition or a finished basement can change the load a septic system has to carry.

Do you charge more to work outside Toronto?
No. Pricing comes from the same itemized rate card everywhere we operate. Travel is factored into how we schedule crews, not added to your total as a separate line.
Do you handle the permit application, or do I?
We do. That covers the drawings, the submission and the follow-up with the building department, including any revisions they request. If your project needs a minor variance or conservation authority sign-off, we tell you before work is scheduled so the timeline reflects it.
How often is someone actually on site?
Every project has a dedicated project manager and a trade crew working to a fixed schedule. The manager visits regularly through the build rather than only at milestones, and you get one point of contact for the whole job instead of chasing individual trades.
My city is not on the list. Can you still take the project?
