Bathroom Renovations in Hamilton

From older homes in Durand and Crown Point to the Mountain, Stoney Creek and Waterdown, we plan Hamilton bathrooms around the age of the house, its plumbing and the sewer it drains to. Starting at $15,999.

Hamilton Bathrooms Start With an Older House

Hamilton's housing is among the oldest we work with. In the 2021 census, 32.8% of the city's homes were built in 1960 or earlier and another 28.1% between 1961 and 1980, so roughly six in ten predate 1981. In houses that age, the real condition of the drains, subfloor and walls only shows when the old tile comes off.

The City estimates that about 20,000 homes built before 1955 may still have a lead water service pipe, and it offers a $3,000 loan toward replacing the private portion. And in older parts of Hamilton, including the lower city and the Mountain north of Mohawk Road, homes are served by combined sewers, which is why we price a backwater valve into any basement bathroom on those streets.

Hamilton is also a city of former towns with different water. Lake Ontario supplies Hamilton, Stoney Creek, Dundas, Ancaster, Waterdown and Glanbrook at about 120 mg/L of hardness. Carlisle, Freelton, Greensville and Lynden run on community wells instead, and the City estimates some 10,000 private wells and cisterns are still in use.

Local Expertise

What Shapes a Hamilton Bathroom Project

We look at these local factors on the first visit, because each one can change the scope or the price.

Six in Ten Homes Predate 1981

We expect older drains and supply lines and build an allowance for them into the quote.

Combined Sewers

The lower city and the Mountain north of Mohawk Road are on combined sewers, so any basement fixture deserves backwater protection.

Protective Plumbing Program

The City's 3P grant pays up to $2,000 toward a backwater valve and other eligible work for homes built before January 1, 2012.

Lead Service Loan

About 20,000 pre-1955 homes may have a lead service. A $3,000 City loan helps with the private side while the house is open.

Eight Heritage Districts

In districts such as Durand-Markland and Cross-Melville, we check exterior changes like a new window or vent against the district plan first.

Permits for New or Moved Plumbing

Hamilton needs a permit for new or relocated plumbing, but not for replacing existing fixtures in the same location.

Hamilton Bathroom Renovation Pricing

Every Hamilton bathroom we build starts from the same base. For $15,999 you get a complete renovation of a standard bathroom, from demolition and waterproofing through tile, fixtures, vanity, lighting, paint and finishing, with the permit and every trade coordinated by our team.

Most family bathrooms in Hamilton come in between $16,000 and $40,000, and primary ensuites typically run $35,000 to $65,000. In a pre-1960 house, new drains, a new supply line or a backwater valve appear as their own lines, so you can see what the house needs and what the design adds. The price is fixed and itemized after a site visit.

Hamilton Bathroom Renovations We Build

The bathroom projects that come up most often in Hamilton homes.

  • Pre-1960 Bathroom Overhauls. Older bathrooms stripped to the studs and rebuilt with new drains and a waterproofed shower.
  • Basement Bathrooms With Backwater Protection. New bathrooms below grade, planned together with a backwater valve that Hamilton's Protective Plumbing Program can help fund.
  • Additional Dwelling Unit Bathrooms. Bathrooms for basement units under the zoning changes the City made in May 2021 to permit additional dwelling units.
  • 1960s and 1970s Home Updates. Main bath rebuilds and second bathrooms for the homes built between 1961 and 1980, which make up 28% of the city.
  • Ensuite Renovations. Larger showers, double vanities and heated floors for primary bedrooms anywhere in the city.
  • Bathrooms on Well Water. Fixtures and treatment space planned for homes on community or private wells.

Good to Know

Hamilton Bathroom Renovation FAQs

What does a bathroom renovation cost in Hamilton?
Our complete bathroom renovations start at $15,999. Most Hamilton family bathrooms cost $16,000 to $40,000 and primary ensuites typically $35,000 to $65,000, with any older-home plumbing work shown as separate lines.
Does Hamilton require a permit for a bathroom renovation?
Yes, if you add new plumbing or relocate it, and also for a backwater valve or sump pump. Replacing existing plumbing fixtures in the same location does not need one. The City's fee page lists a minimum permit fee of $291, and we prepare and submit the application for you.
Can the 3P program help pay for my basement bathroom?
It can help with the flood protection. Hamilton's Protective Plumbing Program offers a grant of up to $2,000 for a backwater valve and other eligible work in homes built before January 1, 2012. It is not available while you are adding a secondary dwelling unit, so the order of the work matters if you are planning one.
My Hamilton house was built before 1955. Should I check for lead?
Yes. The City estimates about 20,000 homes built before 1955 may have a lead water service. The City offers a $3,000 loan toward replacing the private side while the bathroom is open.
Do you renovate bathrooms in Carlisle, Freelton or Greensville?
Yes. Those communities are supplied by groundwater wells, and hardness there is far higher than on Lake Ontario water, at about 390 mg/L in Carlisle and 500 mg/L in Greensville. We leave room and plumbing for treatment and choose fixtures that cope with it.
