What Makes an Addition in North York Different

Zoning Certificate First

Toronto requires a zoning certificate before a permit application is complete. The 2026 fee for a house addition is $644.38.

Committee of Adjustment

The 2026 minor variance fee is $2,228.98. North York hearings were about six weeks out in 2025.

Reduced Setbacks

Since November 21, 2025, most minimum setbacks are deemed 90% of the by-law figure, except within 120 m of a ravine or 300 m of a railway.

Ravine Regulation

What a Home Addition Costs in North York

Across the GTA, a small bump-out typically costs $30,000 to $70,000, a single-storey rear or side addition $80,000 to $200,000, and a second-storey addition $150,000 to $400,000 or more. Per square foot, most single-storey additions land between $300 and $500, and second storeys between $350 and $550, because the existing structure has to carry the new floor and a staircase is added.

In North York, lot size often makes a larger addition practical, so projects here tend to sit toward the middle and top of these ranges. A second storey on a bungalow is the most common large project; a rear extension with a new kitchen costs more than one built as a family room. Budget separately for the survey, drawings, engineering, approvals and a 10 to 15% contingency.
