Whole-House Renovations in Oakville
Whole-house renovations in Oakville, from heritage streets in Old Oakville and along Trafalgar Road to the many homes built across town since the 1980s. Planned, permitted and built by one team.
Oakville Homes, Heritage to Newer Builds
Oakville's housing is young by GTA standards. In the 2021 census, only 8.1% of homes were built before 1961, while 34.7% date from 1981 to 2000 and 38.3% from 2001 onward. More than three quarters are owner-occupied, and the houses from 1981 to 2000 are now 26 to 45 years old, old enough for kitchens, bathrooms, windows and mechanical systems to come due together.
In the older parts of town, heritage rules come into play. Oakville has four heritage conservation districts, three of them residential: Old Oakville, First and Second Street, and Trafalgar Road. The fourth, Downtown Oakville, had its updated plan adopted by Council in March 2026. Properties on the heritage register need heritage approval for changes to windows and exterior doors.
Inside the house, the Town defines interior alterations broadly: removing walls, adding or enlarging windows, and adding or relocating plumbing fixtures all need a permit. Taking out a load-bearing wall requires framing plans for the whole house, showing every point load down to the foundation, so structural design is part of our drawings from the start.

What a Whole-House Renovation Costs in Oakville
For a 2,000 sq ft home, our 2026 GTA cost guide puts a cosmetic refresh at about $100,000 to $200,000, a mid-range renovation at $200,000 to $400,000 and a high-end or full gut renovation at $400,000 to $700,000 or more. Per square foot, that is $50 to $100, $100 to $200 and $200 to $350 or more.
Finish choices matter here: across a whole house, the gap between builder-grade and luxury materials can swing the total by six figures. If the renovation removes or replaces 90% or more of the livable interior, it may qualify for Ontario's HST relief, but only when work starts between April 1, 2026 and March 31, 2027 and the finished home is valued under $1.85 million.
